A big share of Poinciana empties out from roughly May through October. Solivita and the surrounding 55+ homes go quiet, the shades come down, and the house sits closed up until fall. Most people treat that as dead time. It is actually the ideal painting window.

Ten Villages, Two Counties, Three Very Different Paint Jobs.

Poinciana is not one neighborhood. It is the largest unincorporated master-planned community in the country, ten villages under the Association of Poinciana Villages, split right down the county line. Villages 3, 4, 6, 7 and 8 sit on the Polk County side in 34759. Villages 1, 2, 5 and 9 sit in Osceola County in 34758. Nobody here says "I live in Poinciana." They say "I'm in Village 6," or "I'm off Marigold," or "I'm in Solivita." We quote the same way, by the actual home, not by a map pin.

The oldest villages are where the real repaint demand is. Those 1970s and 1980s ranch homes still have popcorn ceilings, original trim, and builder flat paint that has been wiped down so many times the sheen is gone in patches. Those walls need washing and spot priming before a single roller touches them, or the new coat flashes and telegraphs every old scrub mark. That prep is included in our number, not added later.

Solivita is a different animal. Attached villas run roughly 1,361 to 2,241 square feet, single-family homes go from under 900 up past 3,000, and owners here care about resale and about not fighting with an HOA over color. Most of what we do inside Solivita is a color update: taking a 2005 builder beige down to a warmer neutral, painting out dated accent walls, refreshing trim and doors so a villa shows like new construction. Meanwhile Poinciana Enclave and the newer D.R. Horton, LGI and Maronda builds off Cypress Parkway usually want the opposite, adding color to a house that came out of the box in flat white.

Between those groups, a lot of Poinciana homes are rentals. Right around a quarter of occupied units here are renter-occupied, and turnover means walls that need a full reset between tenants. We handle those on a tight timeline, usually paint and clean back to back so the listing photos can be shot the same week.

How a Poinciana Paint Job Actually Runs

Walk the rooms and lock the number. Room count, ceiling height, trim, doors, closets. If you are out of state we do it by phone and photos. Flat rate, materials included.
Wash the walls, then fix them. Florida humidity leaves a film on interior walls in a closed-up house. We clean first, then fill nail holes, patch dings, caulk gaps at the trim, and spot prime every repair and color change.
Mask, cover, and cut in by hand. Floors and furniture get covered, outlets and switch plates come off, and edges at the ceiling and baseboard are cut by brush. Vaulted areas get proper reach equipment instead of a wobbly ladder and a prayer.
Two coats, real dry time, then a walk-through. We do not stack the second coat early to finish a day sooner. Plates go back on, everything gets vacuumed and wiped, and we walk each room with you or send you room-by-room photos.

Yes, and it is our favorite way to do it. We set up gate access and a key or lockbox protocol before you leave, send end-of-day photos so you can approve color and progress from anywhere, and finish with a full clean once the paint has cured. You come back in the fall to a repainted, aired-out, cleaned house instead of a project. Book the week before you head north so the calendar is locked.

We paint walls, trim, doors and standard flat or textured ceilings. Popcorn ceilings are handled case by case because the texture can release when it gets wet, and homes built before the mid-1980s should be tested before anyone disturbs that material. Tell us the build year when you call and we will give you a straight answer about what we will and will not touch in that room.

Usually yes. Central Florida humidity plus a thermostat set high leaves a fine film on walls, and homes near the ponds and the Lake Marion Creek preserve pick up more of it. Paint will not bond to that film. Washing the walls is part of our standard prep, so it does not become a change order halfway through the job.

That is a regular job for us here. An empty two or three bedroom home typically takes two days for a full repaint, and we can run the move-out clean straight after so the unit is photo-ready and rent-ready in the same week. One crew, one invoice, one point of contact.
