The County Line Runs Right Through Your Neighborhood

Poinciana is the largest unincorporated master-planned community in the country, and almost nobody outside of it understands how it actually works. Villages 1, 2, 5 and 9 sit in Osceola County under the 34758 ZIP. Villages 3, 4, 6, 7 and 8 sit in Polk County under 34759. Same master association, same curving cul-de-sac streets, two different county records offices. When people call us about a move clean here, the first thing they say is almost never "Poinciana." It is "Village 6" or "Solivita" or "over by Tuscany Preserve."

That matters more than it sounds. A move-out clean in a 1980s ranch in one of the earliest villages, with popcorn ceilings and original builder trim, is a different job from a 2023 D.R. Horton closing in Poinciana Enclave that still has drywall dust in the window channels. And both are different from a Solivita villa where the owner has been north since May and wants the place spotless before their flight lands in October.

The Closed-Up-For-The-Summer Smell Is the Real Problem

Solivita alone holds roughly 5,900 homes, and a large share of them go quiet from May through October. Central Florida humidity does not take the summer off. A house that sat sealed for five months comes back with a haze on the tile, mildew starting in the shower grout, dust settled into the HVAC returns, and an air that tells you immediately nobody has been home.

Our seasonal move-in clean is built for exactly that arrival. We open the house a day or two ahead of you, run the full interior, get the grout lines and appliance seals, wipe the lanai screens and slider tracks where lovebug residue and pollen collect, and air the place out so the first thing you notice walking in is nothing at all. On the way out in spring we do the reverse: a close-up clean so the fridge, the disposal and the bathrooms are not fermenting while you are gone.

Owners who leave every year usually put both visits on the calendar at once. It is easier for you, and it means we hold the date before the October rush.

What Gets Cleaned in an Empty Poinciana Home

Working Inside Solivita and the Guarded Communities

Solivita sits on 4,300 acres off Cypress Parkway with a guarded entry, and Tuscany Preserve near Lake Marion runs the same way. We are used to it. Leave our crew on the gate list, or give us a lockbox code and a call-ahead window, and we handle the rest without you needing to be in the state. Every cleaner is background checked, and the company is licensed, insured and bonded, which is the answer most residents here are actually looking for before they hand over access to an empty house.

The villa product inside Solivita runs roughly 1,361 to 2,241 square feet for the attached duplexes, with single-family homes ranging much wider. Those homes route well for us because they sit close together inside one gate, so if a neighbor on your street is also selling or closing on the same week, say so. We can usually stack the jobs and both of you get a better date.

Word travels fast in a community with 200-plus resident clubs. We would rather earn that the honest way, so if something is not right at the walkthrough, call and we come back.

New Construction and First-Move-In Cleans

Poinciana has been building continuously since 1972 and still is. LGI, D.R. Horton, Maronda, Adams Homes and Taylor Morrison all have product going up across the Polk County villages and out toward Poinciana Enclave. Builder cleans are real cleans, but they are fast cleans. What is usually left behind is fine drywall dust in the window channels and closet tracks, sticker adhesive on glass and appliances, grout haze on new tile, and a film on the cabinet interiors that shows up the first time you wipe a shelf.

A first-move-in clean handles all of that before your furniture truck arrives. If you are closing on a new build, book us for the day between your final walkthrough and your delivery date. That gap is usually 24 to 72 hours and it is the only clean window you will get.

On the rental side, roughly 23 percent of occupied homes in Poinciana are renter-occupied, so turnover is steady across all ten villages. Landlords and property managers can send us a specific inspection checklist at booking and we clean straight down it.

Poinciana Move Clean Questions

Yes, all ten villages. Villages 3, 4, 6, 7 and 8 on the Polk County side in 34759, and Villages 1, 2, 5 and 9 on the Osceola side in 34758, plus Solivita, Tuscany Preserve and Poinciana Enclave. The county line does not change the price or the scope. Just tell us your village when you call.

That is one of our most requested jobs here. We schedule the clean one to two days before your arrival date, get in through the gate with a pass or lockbox code you arrange, and clear out the humidity film, grout mildew and stale air a closed-up Florida house builds over the summer. Book the fall date and the spring close-up clean together and we hold both.

Three to five days is comfortable. End of month and the October arrival window are the two times Poinciana fills up fastest, so give us more room if your date lands in either. In our experience, yes. Builder cleans get the visible surfaces, but drywall dust settles into window channels, closet tracks and cabinet interiors, and grout haze shows up on new tile once light hits it sideways. It is far easier to handle that in an empty house than after your closets are loaded and your kitchen is stocked.

Slider tracks and the lanai screen door are part of the standard move clean. Full lanai and pool cage detail is an add-on, and it is worth asking about here. Homes near the community ponds and out toward the Lake Marion Creek preserve pick up noticeably more pollen and insect debris on the screens than the rest of Central Florida.

We do interior painting as well, and an empty house is the ideal window for it. Older homes in the first villages still carry original builder flat paint and dated trim that is well past repaint age. If you are selling, repainting between the move-out clean and the listing photos is the cheapest visual upgrade available. Ask for both on the same quote.
