The County Line Runs Right Through Your Neighborhood
Poinciana is the largest unincorporated master-planned community in the country, and almost nobody outside of it understands how it actually works. Villages 1, 2, 5 and 9 sit in Osceola County under the 34758 ZIP. Villages 3, 4, 6, 7 and 8 sit in Polk County under 34759. Same master association, same curving cul-de-sac streets, two different county records offices. When people call us about a move clean here, the first thing they say is almost never "Poinciana." It is "Village 6" or "Solivita" or "over by Tuscany Preserve."
That matters more than it sounds. A move-out clean in a 1980s ranch in one of the earliest villages, with popcorn ceilings and original builder trim, is a different job from a 2023 D.R. Horton closing in Poinciana Enclave that still has drywall dust in the window channels. And both are different from a Solivita villa where the owner has been north since May and wants the place spotless before their flight lands in October.
