Apartment & Condo Cleaning in Davenport, FL | Sunshine Clean & Care

In most towns a condo is somebody's home. In Davenport it might be a home, a rental, or both in the same month. We clean it for whichever one it is this week.

A Davenport Unit Wears Two Hats

Ten minutes from the Disney gates, wedged where I-4 crosses US-27, Davenport built more attached housing in fifteen years than most Polk County towns built in fifty. Resort townhomes at ChampionsGate. Condo-style units at Bella Piazza and Bella Toscana. Villas at Windsor at Westside and Regal Palms. Smaller attached homes at Del Webb Orlando out on Ridgewood Lakes Boulevard. Almost none of it looks like the old Florida apartment stock you find down in Lakeland or Winter Haven.

That mix is why a Davenport unit is genuinely harder to schedule than a house. The same three-bedroom townhome can be a family's full-time home in February, a listing rented out over spring break, and a place the owner's parents stay in November. Each of those needs a different clean. A family wants the kitchen and baths kept up on a rhythm. A guest arrival wants the place staged and spotless by four o'clock. An owner flying in from Toronto or Sao Paulo wants the closed-up smell gone before they open the door.

Then there is the building itself. Nearly every community out here is gated with a guard shack or a keypad. Some run their own vendor registration. Parking rules vary from one entrance to the next, and if you have ever tried to find a spot at a ChampionsGate townhome block on a Saturday changeover, you know that is not a small detail. We settle access during booking so no one is idling at a callbox.

This page is for units: townhomes, condos, villas, and apartments. If you are dealing with a full detached pool home, our Davenport deep cleaning page fits better.

The Number First, Since Most Callers Ask It First

Most Davenport apartments, condos, and townhomes land between $100 and $290. You get a flat quote before we start, and supplies are included. Four things move the figure:

Beds and baths, not square feet: a two-bed villa at Del Webb is a different job than a four-bed, three-and-a-half-bath resort townhome with bunk rooms
Guest turnover or household upkeep: a staged, linen-changed, restocked turnover carries more work than a maintenance visit on a lived-in unit
How long it sat: a unit closed up from May to October picks up musty air and mildew that a biweekly unit never gets
How many you own: investors running two or three units in the same Davenport community get a better rate per unit

No hourly meter. No line items invented at the end of the visit.

Four Kinds of Davenport Unit Calls

The town's three populations, full-time residents, investors, and seasonal owners, call for different reasons.

Inside a Davenport Unit, Room by Room

Most units here are two stories with tile or luxury vinyl downstairs and carpet up, so we work top down and finish on the ground floor.

Upstairs bedrooms and baths

Beds made or stripped and remade with fresh linens, including bunk and themed kids' rooms
Shower grout and caulk lines hand-scrubbed, which is where Central Florida humidity starts mildew first
Hard-water film worked off glass doors, chrome, and shower heads
Toilets sanitized inside, outside, base, and behind, in every bath on the floor
Vanities, mirrors, and cabinet fronts left streak-free, floors mopped, trash out
Ceiling fans and AC vents dusted, including the return, since the AC runs most of the year here

Stairs, halls, and the nine-foot ceilings

Stair treads and the railing wiped, plus the scuff line suitcases leave along the wall
Corners, ledges, and light fixtures reached with a ladder instead of skipped
Baseboards, switch plates, and door handles spot-cleaned floor to floor

The main floor, kitchen and great room

Counters, island, backsplash, and the bar stools nobody wipes
Stovetop degreased, microwave in and out, fridge and dishwasher exteriors, cabinet fronts
Sink scrubbed, faucet polished, disposal rim cleared, coffee maker and small appliances wiped
Living surfaces hand-dusted, remotes and TV stand included, cushions reset
Tile and vinyl vacuumed then mopped, carpeted areas vacuumed with edges done

The lanai, the slider, and your own entry

Sliding door glass and track dug out, the spot Davenport pollen and construction dust settle into
Screened lanai swept, patio table and chairs wiped, the part guests photograph and reviewers mention
Your front door, frame, and entry mat handled, since that is yours and not the association's
Laundry closet wiped down, washer and dryer exteriors included, lint trap cleared

Oven interiors, fridge interiors, cabinet and drawer insides, wall washing, and full carpet treatment are add-ons on a routine visit. On a lease-end or move-out turnover they are normally built into the job. Say which one you need when you call and the quote reflects it.

Same-Day Turnovers on the Resort Side

If your unit is on Airbnb or VRBO, the clean is not really a cleaning question. It is a booking question. One cleanliness complaint drags a listing's ranking down and costs you weeks of the season.

Same-day windows: we take the 10am checkout to 4pm check-in gap, including back-to-back Saturdays when the whole corridor turns at once
Photos before we leave: staged beds, wiped counters, set lanai, sent to you wherever you are
Damage and missing-item reports: a chipped mug or a stained towel gets flagged the same day, not discovered by the next guest
On-site laundry: linens and towels wash and dry in the unit, so nothing leaves the property. We do not run an off-site laundry service
Consumables restocked: paper goods, soap, and trash liners topped off to whatever par level you set
Licensed, insured, and bonded: every cleaner is background checked, which matters when nobody is on site to supervise

Running several units? Our Airbnb turnover cleaning in Davenport page covers the scheduling side in more detail.

Gates, Guards, and Guest Parking

Almost every community in Davenport is gated. Getting in cleanly is half the job, and it is where a cleaner who does not work this corridor loses an afternoon.

Guard shacks and keypads: give us the code or add us to the vendor list once and we handle entry ourselves, no calls to you mid-shift
Lockboxes and smart locks: most of our absentee-owner work runs on a code, and we confirm it is locked behind us
Parking rules: townhome blocks fill fast on changeover days, so tell us where vendors park and that is where we park
Trash and bin rules: we bag it and walk it to your community's bin or valet point, never left by the door
Certificates of insurance: if your HOA or management company wants proof on file before vendors work on site, we send it ahead of the visit
Spanish and Portuguese spoken: useful in a town where a good share of both residents and owners do not use English first

How Booking a Davenport Unit Works

1

Tell us what the unit is for

Your home, a short-term rental, a place family uses twice a year? Beds and baths, one story or two, community name. Those four answers set the quote and the crew before anyone drives out to US-27.

2

Access gets settled during booking

Gate code, guard list, lockbox, or smart-lock code, plus where we park and whether the community has vendor hours. We nail it down on the phone so the first visit is not a scavenger hunt.

3

We clean to the deadline, not the clock

A guest-ready turnover with a 4pm arrival and a lease-end clean with a walkthrough Friday are two different jobs. Empty units get cabinet, drawer, and appliance interiors because nothing is in the way.

4

Photos out, door locked

You get pictures of the finished unit before we leave, whether you are in Astonia or in another country. Codes stay exactly as you set them, and anything we noticed gets reported the same day.

Davenport Apartment & Condo Cleaning FAQ

Yes. Same-day turnovers are something we actually commit to, and a lot of cleaners in this corridor will not. Send us your calendar and we schedule inside the checkout-to-check-in window. Saturdays are the tightest day out here because half of Davenport changes over at once, so book those ahead and we hold the slot.

That describes a large share of the owners in Solterra, Windsor Island, and Bella Piazza, so it is normal for us. You give us the door code once, we text or email photos of the finished unit after every visit, and we report anything broken, stained, or missing. Billing is flat per visit so you can check it against your booking calendar from anywhere.

We launder on site, in your unit's washer and dryer, and remake the beds before we leave. We do not run an off-site laundry, so nothing gets hauled away and nothing comes back mismatched. If your turnover volume is heavy, keep a second set of linens in the closet and we swap while the first set runs.

Usually, yes. Polk County humidity plus a June-to-September rainy season plus an AC set high while nobody is home is the recipe for it. The smell is normally coming from three places: mildew in shower grout and caulk, dust and condensation on AC vents and the return, and closed-up soft goods. An open-up deep clean hits all three, and it is the single most requested job we get from seasonal owners at Ridgewood Lakes.

We clean inside your unit plus your own screened lanai, patio furniture, and entry. Shared amenity pools, clubhouses, corridors, and grounds belong to the community and the HOA handles those. If your unit has its own private plunge pool or splash pool, we handle the deck and furniture around it, though pool chemistry and filters are a pool company's job.

That is a builder-paint problem, not a cleaning problem. Most Davenport units were delivered in flat or matte latex, which cannot be scrubbed without burnishing. We repaint in a scrubbable satin or eggshell so hallways and stair walls survive the next hundred rolling bags. Owners usually schedule it in the slower stretch between seasons so no booking week gets lost.

The whole US-27 and I-4 corridor: ChampionsGate and Stoneybrook South up at Exit 58, Solterra and Providence, Windsor at Westside and Windsor Island out west, the 33837 subdivisions like Astonia, Forest Lake, and Hammock Reserve, Del Webb at Ridgewood Lakes, and the older core near Bay Street. Our Davenport service area page lists it out, and the full service area map covers the rest of Polk County. Not sure about your community? Call 727-207-2119.
