Poinciana Is Two Different Towns Wearing One Name
Ask someone here where they live and they will not say Poinciana. They will say Solivita, or Village 4, or Tuscany Preserve. That is the whole point. This is the largest unincorporated master-planned community in the country, ten villages under the Association of Poinciana Villages, and the county line runs right through the middle of it. Villages 1, 2, 5 and 9 sit in Osceola County on the 34758 side. Villages 3, 4, 6, 7 and 8 sit in Polk County on the 34759 side. Same mailing name, two different property appraisers.
The cleaning side splits the same way. On one end you have attached villas inside Solivita, roughly 1,361 to 2,241 square feet, low-maintenance by design, owned by people who spend a good chunk of the year up north. On the other end you have working families in the newer Polk villages and Poinciana Enclave, a lot of them renting, a lot of them commuting to Kissimmee or catching the SunRail up to Orlando. About 23 percent of the occupied homes here are rentals, so units change hands constantly.
What both ends share is the way a Central Florida unit behaves when nobody is in it. Close a villa up in May with the thermostat parked at 80 and come back in November, and the grout in the guest bath has gone grey, the lanai screens have caught a season of pollen and lovebug residue, the sliding track has silted up, and the AC returns have a film on them. It is not neglect. It is humidity plus a closed door.
