Davenport Has Three Different Kinds of Move-Out, and They Are Not Priced the Same
Most towns have one move-out story: tenant leaves, landlord inspects, deposit gets argued about. Davenport has three, because this stretch of northeast Polk County holds three separate housing markets stacked on top of each other.
The first is the vacation-rental handoff. A property manager loses the contract or an owner in Toronto or Sao Paulo decides to sell, and a 6-bedroom pool home in ChampionsGate or Windsor Island has to be handed over spotless with a photo record. The second is the standard lease turnover in the newer family subdivisions off Ronald Reagan Parkway and US-17/92, where a young family is chasing their deposit before the truck leaves for Kissimmee. The third is the seasonal one: a snowbird at Del Webb Orlando in Ridgewood Lakes closes the villa for the summer, or sells it entirely, and the house has been sitting shut with the AC on 78 and the humidity doing its work.
Those three jobs look nothing alike on a checklist. We ask which one you are before we quote, because a two-bedroom villa near Ridgewood Lakes Boulevard and a twelve-bedroom rental off ChampionsGate Blvd should never carry the same flat rate.
